New Access Control App

Available for Avalon Residents

Dear Avalon Residents,

The Avalon Master Homeowners Association is proud to introduce an advanced technology accesscontrol system designed to enhance both security and convenience for our community. This new system will significantly expedite entry into our beautiful neighborhood for your family members, guests, and contractors.

QR Code Guest Passes
A key feature of this upgrade is a personalized QR code system. Residents will be able to easily send QR codes directly to loved ones, friends, or service providers via their mobile devices. These QR codes can be customized to fit your specific needs—whether for one hour, one week, one month, or even up to one year—giving you complete flexibility and control over access.

Update Contacts and Guest Lists
This rollout also provides an excellent opportunity for all residents to ensure their information on file at the Gatehouse is current and accurate, including your primary phone number, permanent guest lists, and any other relevant details.

When hosting gatherings or events, this system will allow your guests to enjoy a much faster and smoother entry experience, reducing wait times and improving overall traffic flow at the front gate.

Call Box
In addition to the QR system, the existing call box at the entrance will be fully activated and integrated into our access procedures. The success of this new system depends on the participation of all Avalon residents, and we strongly encourage everyone to take full advantage of these features.

In the coming days, you will receive an information packet with clear, step-by-step instructions on how to use this exciting new technology.

Furthermore, RFID applications will remain available at the Gatehouse. Residents interested in obtaining an RFID tag may pick up an application there and follow the provided instructions.

We are very excited to move forward with this enhanced entry system and are confident that you will find it to be a valuable improvement to our community.

Sincerely,

The Board of Directors from Avalon Master Homeowners Association, Inc.

The Official Avalon Master HOA Website

This website will serve as a major communication tool for the entire community!

Introduction

In deed-restricted communities, a Homeowners Association (HOA) board plays a crucial role in maintaining the quality, appearance, and harmony of the neighborhood. The board acts as the governing body responsible for enforcing the rules and regulations established in the community’s governing documents, such as the Declaration of Covenants, Conditions, and Restrictions (CC&Rs).

Primary Purposes of the Homeowners Association Board of Directors

  1. Rule Enforcement
  2. The HOA board ensures that all residents comply with the community’s deed restrictions and CC&Rs. These rules might cover property maintenance standards, architectural guidelines, landscaping, parking, noise, and other aspects that preserve the community’s intended character and value.
  3. Common Area Management
  4. The board oversees the maintenance, repair, and improvement of shared spaces and amenities, such as parks, pools, clubhouses, and entranceways. This management helps ensure these areas remain safe, attractive, and functional for all residents.
  5. Financial Oversight
  6. The board collects assessments or dues from homeowners to fund the community’s operations. Responsibilities include budgeting, managing reserves, paying for services, and ensuring financial integrity and transparency.
  7. Community Representation
  8. The HOA board serves as the voice of the residents, representing their interests in matters related to the community. It facilitates communication between homeowners and, when necessary, mediates disputes or addresses concerns.
  9. Policy Development and Updates
  10. The board may propose modifications to existing rules, develop new policies, and organize votes on important community issues, ensuring that governance remains relevant and effective as the community evolves.

Importance in Deed-Restricted Communities

Deed-restricted communities rely on the HOA board to uphold standards that protect property values and the overall quality of life. Without an active and engaged board, rules may go unenforced, common areas may become neglected, and disputes may escalate, ultimately undermining the benefits of living in a deed-restricted neighborhood.

Conclusion

The HOA board is essential for the successful management of a deed-restricted community. By enforcing rules, managing finances and common areas, and representing residents, the board helps foster a safe, attractive, and harmonious environment for all homeowners.

2025 Community Projects

Sidewalk Repair/Replace Project

AAll sidewalks were meticulously reviewed to identify possible hazards, ensuring that any issues were thoroughly addressed and corrected through effective methods, including concrete grinding, complete sidewalk replacement, and precise tree root pruning carried out beneath the surface.

Playground Set Installation with Artificial Grass

We’re excited to announce that our highly anticipated playground for children aged 3–12 is on track to be completed by the end of this year. The shade canopy is scheduled for delivery by December 26, 2025. Once the canopy is installed, we’ll move forward with laying artificial grass and installing the fencing to finalize the project. Stay tuned for updates as we bring this space to life!

Community Front Entrance Upgrades

The front entrance has been transformed with repaired and freshly painted columns, marquee/lighthouse, and guardhouse. Brick pavers were lifted, cleaned, and repainted for a refreshed look. Phase 2 of the Ficus removal and Clusia hedge replacement is complete, spanning from the west side of the entrance to the property edge on Pembroke Road.
